1. Price of the cottage

The base price of our homes ranges from 27,000 to 32,940 EUR, excluding VAT. The price includes a fully finished unit—structure, insulation, windows and doors, interior finishes, electrical wiring, plumbing, and a bathroom.

2. Transportation and Delivery

Manufacturing takes about one month, and shipping by sea takes an additional two months. The cost of transportation depends on the final location and the accessibility of the lot—a narrow access road, steep slopes, or the need for a crane will increase the cost.

This point is overlooked far too often. We recommend that you describe the accessibility of the lot to us when you first inquire, so that we can provide you with a realistic estimate rather than a general one.

3. Foundations or concrete slab

The cabin must be built on a suitable foundation. There are two options: pile foundations or a reinforced concrete slab. The choice depends on the soil’s bearing capacity, the slope of the terrain, and whether you plan to make it a permanent structure.

The cost depends on the condition of the site and the scope of the preparatory work. We recommend obtaining at least two quotes from local contractors—there are often significant differences between quotes for this item.

4. Utility Connections

This is the item with the widest range in the entire calculation, as it depends entirely on your parcel.

  • Electricity: The costdepends on the distance from the existing grid and the required connection capacity. For a small unit, a modest connection capacity is sufficient, which reduces this cost.
  • Water: Connectingto the public water supply is generally the most cost-effective solution. If there is no public water supply, a well or a rainwater collection system must be installed, which significantly increases the cost.
  • Wastewater Disposal: Ifthe area has a public sewer system, connecting to it is relatively simple. Otherwise, a small biological wastewater treatment plant is required—depending on size and installation complexity, these range from approximately 2,500 to 7,500 EUR for the unit alone, and with installation, the total cost can exceed 10,000 EUR. For a unit designed for one or two people, you’ll be at the lower end of that range.

5. Municipal Service Fee

The municipal fee is a charge paid to the municipality for the use of municipal infrastructure. It is calculated using a formula that takes into account the size of the lot, the net floor area of the building, the available infrastructure, and the intended use of the building.

The amount varies greatly from municipality to municipality—in practice, it ranges from approximately 2,300 to 25,000 EUR, with amounts in urban areas generally being significantly higher than in rural areas. Good news for small properties: since the fee is partially calculated based on floor area, for a unit of about 15 m², the amount falls at the lower end of the range.

6. Documentation and Permits

For a small residential structure, simplified documentation is sufficient, which is significantly less expensive than traditional construction. Include the cost of site information, documentation preparation, and administrative fees in your budget.

7. DDV
