All three solutions often come up in the same conversation, even though they address different problems. Choosing the wrong one can be costly—not because any of them is bad, but because people often buy what seems cheapest and only later realize what wasn’t included in the price. Below, we compare all three based on criteria that actually influence the decision, and we also explain when our solution isn’t the right one.

Mobile home

A mobile home is a fully finished living unit that is manufactured in a factory and delivered to the site. It is designed for living—with proper insulation, a bathroom, utilities, and interior furnishings.

Its real advantage isn't the lowest price, but rather its predictability. You know the unit price when you place your order, and it doesn't change during the project—which is rare in construction. In addition, the timeline is short and known in advance.

Who is it suitable for:

For an additional living space attached to the existing house—for parents, growing children, or guests.
For seasonal or weekend stays on your own property.
For vacation rentals and glamping.
For an office or workspace separate from your home.
As a temporary solution until you decide to make a larger investment.

Prefabricated House

A prefabricated house is a fully-fledged house consisting of components manufactured in a factory and assembled on-site. Average prices in Slovenia are around 1,450 EUR per square meter, with most providers falling within a range of approximately 1,260 to 1,660 EUR per square meter. For a 100-square-meter house, this represents an investment of approximately 126,000 EUR or more.

When is it more worthwhile:

When you need a truly spacious living area for your family—80 m² or more.
When it comes to a primary residence and a long-term real estate investment.
When you want to maximize the value in the event of a future sale.
When you have the time—planning, permits, and construction take significantly longer.

If you need a family home, a prefab house is generally the right choice. A mobile home is no substitute for it, and we’re not claiming it is.

Residential Container

A residential container is the most affordable option. A basic unit measuring approximately 6 × 2.3 meters, complete with electrical wiring, plumbing, and bathroom fixtures, costs roughly between 4,200 and 8,400 EUR, while the most basic models start at around 2,200 EUR.

There’s a reason for the low price. Standard living containers typically have about 5 centimeters of insulation. This is perfectly adequate for a construction site office or seasonal storage, but not for a Slovenian winter. The result is high heating costs, cold surfaces, and problems with condensation.

When is it a sensible choice:

For temporary use—construction site, workshop, warehouse, changing room.
For seasonal use without heating.
When budget is the deciding factor and the stay is not for the entire year.

The container can be retrofitted with additional insulation and remodeled, but this brings the price closer to that of a custom-built living unit—except that the starting point is less favorable.

Why the price per square meter is misleading

If you compare only the price per square meter, a small living space always seems expensive. This is mathematically true and worth explaining.

Bathrooms, kitchens, electrical systems, plumbing, heating, and windows cost roughly the same regardless of whether you install them in a 15- or 150-square-meter space. In a small unit, these fixed costs are spread over a small number of square meters, so the price per unit of area is higher. With a large house, the opposite is true.

Therefore, comparing prices per square meter is not useful for making a decision. Two other questions are more relevant: what is the total investment, and how much space do you actually need? The total budget for a mobile home typically ranges between 40,000 and 60,000 EUR, while a prefabricated house starts at about three times that amount. When a mobile home Isn't the Right Choice

We'd rather tell you this up front than have you find out after you've paid.

If you need space for a family of four. Fifteen square meters is not enough for several people to live there permanently. No design can solve this problem.
If you own only agricultural land. As a general rule, the construction of a residential structure on agricultural land is not permitted, regardless of the size of the property. For more information, see the article on building permits.
If you expect that you won't need a permit. The process is simplified for residential structures, but it cannot be skipped.
If the deciding factor is the lowest possible price, a residential container will always be cheaper. If you’re interested solely in price, buy a container.
If it is a long-term investment in real estate, a traditional or prefabricated house on its own lot retains its value differently.

How to Decide

Determine the space you need. If you need more than 40 m², a mobile home is probably not the right solution.
Check the property. The designated land use determines what is actually permitted to be built there. Check this before anything else.
Specify the period of use. Year-round occupancy precludes the use of an uninsulated container.
Set your total budget. Don't compare unit prices; instead, compare the total cost until you move in.
Estimate the timeframe. If time is of the essence, traditional and prefabricated construction are out of the question.
